Why quote comparison is harder than it looks
Getting multiple quotes for building work is standard advice — but comparing them accurately is surprisingly difficult. Tradespeople quote in different ways: some include materials and VAT, others quote labour only. Some factor in waste disposal, others expect you to arrange a skip separately.
The VAT trap
Sole traders below the £90,000 VAT threshold are not required to charge VAT, and many do not. A quote from a larger, VAT-registered firm that appears 20% more expensive may actually be the same price once you add VAT to the smaller quote. Always ask explicitly whether VAT is included.
Materials: included or labour only?
Many tradespeople on day rates quote labour only, expecting the homeowner to supply materials. If one quote includes materials and another does not, the labour-only quote may look cheaper while actually costing significantly more once you factor in the materials you would need to buy.
What a quote should always contain
A professional quote should be in writing and include: a detailed scope of work, total price (clearly stating whether VAT is included), what happens if additional work is discovered, payment terms, estimated start date, and — for regulated work — confirmation of the certification you will receive on completion.
